Probably. If you are putting buyers and sellers together for property other than your own then YES.

If you own the land and want to sell it ….no. If you are buying from another person…no.
If you want to represent a buyer to a seller or vice versa (middle man) yes. If you want to broker the deal…yes!!!

if the title is clear you may buy or sell anything without a license!
