<p>If only the walls could speak&#8230; Solana Beach Homes would have a lot to say. Full of history and character these homes are beautiful and absolutely modern in every sense of the word.</p>
<p>The area today known as Solana Beach was originally occupied, like much of the United States, by Native American tribesthe first of these in known history were the San Dieguitos. They came around 9000 BC from eastern California and Nevada on the trail of the animals they hunted: mastodons, bison, and camels. The San Dieguitos were replaced in the Solana Beach area by the La Jollans which eventually must have followed their prey on down to Mexico who lived on seafoods and seeds. The La Jollans, in turn, were either replaced or simply absorbed by the Kumeyaay, who hailed from the Colorado River region and also liked their fish, as well as acorns and nuts.</p>
<p>Then came the Spanish, arriving in 1769. Control of the land passed from the Spanish to the Mexicans and eventually to the United States; California was officially admitted to the Union in 1850, but the Solana Beach area was still largely dominated by the old Mexican land owners, known as the Californios, until the 1860s. Solana Beach, originally dubbed &#8220;Lockwood Mesa,&#8221; had its first Anglo settlers, the George Jones family, in 1886. Oldest remaining house in Solana Beach is the Stevens house. The house was built in 1887 or 1888. Grandma Susannah Stevens lived there until her death at just short of 105 years of age in 1927. She wasn&#8217;t the first historical resident of the Solana Beach area to live to a ripe old age; another settler, Grandpa Frank Knowles, lived to be 104. Maybe it&#8217;s that sea air.</p>
<p>Today, the Stevens House is located in La Colonia Park and is the home of the Solana Beach Heritage Museum.</p>
<p>The building of the Lake Hodges Dam in 1917-18 and the 1918 creation of the 12,000-acre Santa Fe Irrigation District spurred the rapid development of Solana Beach. It began to boom in the &#8217;20s, and in 1922, Colonel Ed Fletcher bought 140 acres from George H. Jones to develop the town of Solana Beach. Solana Beach became known as a center for growing avocados.</p>
<p>In 1925 Independence day, access to the beach was needed for development so hydraulic water pressure was used to create the local favorite Fletcher Cove Beach.</p>
<p>Late 1960s and throughout the 1970s other changes have made their marks through the years from the Depression and World War II to the construction, with the revival of the money market, of hundreds of premium Solana Beach homes. The Solana Beach Women&#8217;s Club, which became the Civic and Historical Society in 1989, renovated the central plaza and installed the &#8220;Sun Burst Fountain,&#8221; among other beautification projects. Solana Beach was officially incorporated in 1986, and it has since acquired two community centers and a train station.</p>

You can then make arrangements to sell it at the market rate over a short period of time. However, make sure that the property is worth the price you are paying. </p>
<p>2) Looking for old listings: The old listings that are still unsold may provide you with good real estate investing opportunities. Just get hold of an old newspaper and call up the sellers. They might have given up hope of selling that property at all and with a bit of negotiation you can get the property for a real low price. </p>
<p>3) The hidden treasure: A really old (and dirty) looking house may scare off buyers. But this might be your chance for real estate investing that can yield good profits. So, explore such properties and check if spending a bit on them can make them shine. You can get these at very low prices and make a big profit in a short time. </p>
<p>4) Team up with attorneys: There are a number of attorneys who handle property sales on behalf of sellers or in special circumstances (like the death of the property owner). They might sometimes be looking to dispose off the property rather quickly and hence at a low price. Be the first one to grab such real estate investing opportunities and enjoy the profits. </p>
<p>5) Keep tab on the newspaper announcements: Property sell offs due to deaths, divorce settlements, immediate cash requirements and other reason are frequently announced in local papers. <p>Buying owner financed homes, or homes seller financed is not new, however most people has no clues the various ways a seller financed deal is setup. More importantly, owner financed homes do not normally require application fees, mortgage insurance protections, or qualification using debt to income ratios.</p>
<p>This article is going to explore the potential cost savings of an owner financed home versus standard bank lending.</p>
<p>The first item you can save is an application fee. Application fees are different with different banks, and can oftentimes be hidden via other terms. This is most often a nonrefundable charge that is charged to the borrower for the benefit of reviewing your loan application. This fee can go from $100 to $500.</p>
<p>The second area the can be eliminated by buying a home with seller financing is my means of not paying points. Points are usually calculated as 1% of the loan, and the greater money you pay toward points, the lower your rate of interest. Alternatively, less points you pay, greater will your rate of interest be. Most owner carry transactions do not tell you how many points you need to pay.</p>
<p>The 3rd fee that does not need paid during a seller financed sale is a residential home appraisal. Fees for a home appraisal can fall in the window of $250 to $450, or even more if the property is nontypical (like a commercial or multi-unit). The main reason you would pay this fee in an owner financed transaction is if you want one for the peace of mind. Oftentimes, sellers are able to raise the sales price for being your lender. Thus, the appraisal, which is based on a &#8220;cash type&#8221; transaction may be lower than what you agree. However, nothing is ever set in stone and an appraisal is not the end of the world.</p>
<p>The final savings topic for this post is the payment of PMI. PMI is a type of insurance that the borrower is required to pay on &#8220;low down&#8221; loans. As the housing collapse continues, these costs are getting higher for potential home buyers, and must be included when calculating what your monthly house payment can afford.</p>
<p>In summary, owner carry is an awesome method to not only have a better than the banks interest rate, it can also substantially reduce the amount of money you need up-front to purchase the home.</p>
